Do modular homes need planning permission in Ireland?
It depends on size and location. Since April 2026, modular homes of up to 45 m² placed in the back garden of an existing dwelling are exempt from planning permission, provided the garden is at least 25 m² and the unit has a separate entrance and meets building regulations. Standalone modular homes on their own site, or units used as a primary residence, generally still require planning. We can advise on which route applies to your project.
How much does a modular home cost in Ireland?
Our 1-bed cottage starts from €75,000, the 2-bed from €98,000, and the 3-bed from €125,000. Shepherds Huts start from €44,000 (20×10ft) and €64,000 (25×14ft, two-bed). Final pricing depends on finish level, site requirements and delivery distance.
How long does it take from order to handover?
Most projects run weeks rather than months. The home is built indoors at our factory while groundworks happen on your site, then delivered, lifted into place and connected. Because we're not weather-dependent, schedules are far more predictable than traditional builds.
What BER rating do your modular homes achieve?
Our homes are designed for high energy efficiency, with U-values of 0.18 W/m²K in the walls and roof and 0.14 W/m²K in the floor — well below current Building Regulations thresholds. A full BER A rating is available as an optional upgrade for an additional cost; please get in touch and we'll walk you through what's involved.
Can I rent out a modular home in my back garden?
Yes. The April 2026 exemption explicitly includes back-garden modular homes in the Rent-a-Room scheme, allowing the homeowner to earn up to €14,000 a year tax-free. The owner of the principal house must continue to live in the main residence.
Are modular homes mortgageable in Ireland?
Several lenders will mortgage permanent modular installations that meet building regulations. Relocatable units, holiday lets and units intended as secondary accommodation are typically financed differently. Get in touch and we'll point you towards finance partners who understand modular.
How long do modular homes last?
A well-built modular home is designed to last as long as a traditional home. Our steel-framed structures, factory-controlled build process and high-spec materials mean a working life measured in decades, not years. Each unit is backed by Taggart Homes — 35 years of housebuilding heritage stands behind every build.
Can the home be relocated later?
Yes. The steel chassis means the home can be lifted and moved if your circumstances change. This is one of the most-loved features of modular — it's a permanent home that doesn't lock you to a single site forever.
What's included in the price?
A turnkey finish: insulated and clad exterior, fully fitted kitchen with hob/oven/fridge, tiled bathroom with shower, certified electrics, painted interiors, flooring and double-glazed windows and doors. Foundations, utility connections, transport beyond standard distance and any planning support are quoted separately so you have full transparency.
